Exclusive: The FDA investigates Don Huffines: The new owner of Epstein’s New Mexico ranch

After the Epstein files exposed that the New Mexico ranch he called Zorro Ranch was operating baby factories and other crimes probably worse than Epstein Island, people did some investigating. The new owner is Don Huffines (a Texas businessman, former Republican state senator, current candidate for Texas state comptroller, and self-described MAGA Trump Republican).

Huffines family purchased the property in 2023 through an LLC called San Rafael Ranch LLC (later renamed Rancho de San Rafael in some records) at a public auction four years after Epstein’s death, with proceeds reportedly benefiting victims. Huffines’ campaign has stated the family had never visited prior to the listing and plans to use it as a Christian retreat or similar.

He runs a venture investment firm called HEST Investments (his family office/real estate/VC firm). Through HEST, he led a $1.8 million SPV (special purpose vehicle) investment in September 2024 into a biotech company called Secretome Therapeutics (formerly NeoProgen; a clinical-stage private company founded around 2018, headquartered in Plano/Dallas, Texas, with roots in University of Maryland research).

Secretome Therapeutics develops regenerative therapies using neonatal cardiac progenitor cells (nCPCs)—specifically, cells from discarded tissue during lifesaving heart surgeries on newborns/infants with congenital heart defects (ethically sourced medical waste, regulated under IRB/FDA guidelines, similar to other neonatal stem cell sources like cord blood or umbilical tissue in the field). Their lead product, STM-01, is a cellular therapy that harnesses the cells’ secretome (secreted proteins, exosomes, factors) to reduce inflammation, inhibit fibrosis, and promote heart repair. It’s in Phase 1 trials for conditions like heart failure with preserved ejection fraction (HFpEF—first patient dosed in 2025, FDA Fast Track granted March 2025) and dilated cardiomyopathy (DCM), with plans for more. The company raised $20.4 million in late 2024 to fund trials and pipeline expansion (total funding ~$32M+ per some profiles). It is not publicly traded—it’s a private company (no stock on Nasdaq/NYSE, no IPO announced as of now), venture-backed with investors including HEST and others.

Huffines claims to harvest stem cells from the heart taken from adult surgery patients. That seems implausible. Many are wondering if they are still trafficking children. The location of the ranch is near the border and it was part of an organized human trafficking scheme when Jeffrey Epstein was running it. Under the Biden administration, this was weaponized with the full power of the government.

I sent a complaint to Marty Makary, the head of the FDA. The drug division that handles this, CBER (Center for Biologics Evaluation and Research), replied and stated that they are now investigating it.

    I am a former accountant and investigative analyst (financial related). I found the same information that you did. Don Heffine is the CEO of HEST Investments, LLC. which invested 1.8 million in Secretome Therapeutics (the name jumped out at me…’secret to me’). I found an article that reported a police officer and an FBI agent, had reported suspicious buildings / activity at the former, Zoro Ranch. They reported a barn had been added to the property, but it was not a typical ranch-type barn (it has sally port doors…like those used in prisons). The ranch doesn’t appear to have livestock. The FBI agent reported the area behind the barn looks to be an illegal landfill.

    Secretome Therapeutics’ website states their research uses stem cells, they are developing and testing for “regenerative” product purposes. I found several articles on Secretome and HEST’s investment. One article lists Don Heffine (running for Texas Comptroller) as the CEO of HEST, and one article discusses what Secretome does. I was shocked to read that the stem cells they use comes from babies undergoing heart surgery. The article mentioned they are conducting “human trials. They state they do not use the stem cells from ABORTED fetuses. Something seems odd…how many babies have heart surgery.
    Individually, these things may not arouse much suspicion but is quite compelling when considered in total (i.e. the police/FBI reports, the odd barn, the landfill, stem cells from babies, an LLC purchased the ranch, etc. oh! The FBI agent did mention the barn might be used for trafficking… it’s pro Emory to the border.

    Some of Epstein’s victims talked about being impregnated and forced to give up the baby. One victim reported (via an interview available on YouTube. She said she woke up” in a laboratory. Are you familiar with the name, Shascha Riley? He was interviewed by a Canadian reporter. He was adopted when he was young. His adoptive parents trafficked him. His adoptive father was a pilot for Epstein.
    You should be able to coborate all of the above by searching the internet. Email me if you can’t find the sources/info. and I’ll provide the sources I found.
    Lastly, I do not know if any of the above is true; however, the info. came from multiple resources. All of this info. seems innocuous on its own, but collectively, likely warrants further investigation.

    Dr. Oz, a heart surgeon, and Dr. Makary, another surgeon, promptly replied to me. They see these red flags too.
