City wants BPCA to pay for West Thames bridge cost overruns
Update April 18, 2013- The BPCA board met on the 16th and voted to fund for a $2 Million design of the West Thames bridge. Currently, the bridge is a very speculative idea with no real architectural plans. Therefore, estimated costs are absurd guesses. Moreover, the city is still wanting the BPCA to be on the hook for cost overruns.
March 6, 2013 By Steven E. Greer
The BPCA meeting held on February 27th featured a team from the city presenting for the first time the very preliminary plans for the West Thames pedestrian bridge. The previous plans of four years ago are no longer in play. Continue reading

Buying with a mortgage, Downtown
April 18, 2013, By Barbara Ireland of DJK Residential
Buying an apartment today can be a challenge and leave you disappointed if you are not properly prepared. Here are a few tips to get started on the right path.
- Speak to your bank loan officer to see if they will loan in Battery Park City. Tell them the building addresses that you are interested in possibly buying. Some buildings are more easy to buy on mortgage than others, particularly with flood zones in play.
- Lenders in the area have expanded to include Chase, Citibank, Wells Fargo, HSBC and now PNC Bank. Smaller lenders are entering the market also. Not all of these leaders have approved every building.
- Ask for a pre–approved home loan if you are ready to buy an apartment. With the preapproved loan you will know your mortgage limit and monthly rate, so that you can set your budget. A preapproved loan means that you are qualified to negotiate an offer for the apartment.
- Do your research to find the right apartment in the right building for you and your family with the assistance of your real estate salesperson. Continue reading

Does Asphalt Green deserve your trust, again?
April 14, 2013– Essay by Steven E. Greer, MD
They’re baaaack. Asphalt Green is claiming to be in business once again, accepting memberships for summer camp and gym memberships. More than 1,700 families and 3,000 individuals of Downtown were burned two years ago when they paid their fees, then received promises after promises of ever shifting opening dates. Only after BatteryPark.TV uncovered the behind-the-scenes secret fighting between Asphalt Green and the BPCA which was causing the opening delays did real progress happen.
Throughout the two-years of delays, Asphalt Green management was well aware that the BPCA was misleading the public. Continue reading

The CB1 makes a grab for BPCA treasure chest to fund Pier 40
April 10, 2013– The Tribeca Cb1 passed the follow general resolution in support of the Hudson River Park. There s no mention of an NID Tax or call for Albany to allow for bonds to be issued. (In the comments section, an astute reader spotted that CB1 seems to be making a play for the Battery Park City Authority treasure chest by seeking “public funds” and defining the territory of the HRP as including Battery Park)
RE: Amendment of the Hudson River Park Act; Creating Sustainable Future Parks and Fields in Hudson River Park
WHEREAS: Hudson River Park (the “Park”), created by the Hudson River Park Act of 1998 (the “Act”), is five miles Continue reading

Poulakakos group discusses party boat plans for Pier A
April 9, 2013- Since last presenting their plans for developing Pier A more than a year ago, the Poulakakos group has now made it known that they intend to offer some sort of dinner or party boat cruise that would dock and depart from the pier. This has raised concerns from the local residents, because along with a several-hundred passenger boat would be tour buses and raucous crowds, as seen by Pier 17. Continue reading

Little League opening day attracts the unworthy taking credit
Opinion April 7, 2013 (updated 6:23 PM)
The ballfields were opened this morning and Little League was able to commence the season on schedule. Showing up for the photo-op, like flies to honey, were every imaginable elected official. Even some unelected people wedged themselves into view, such as Mark Costello (who helped create the ballfields) and BPCA board member Martha Gallo (who did not). We found this quite offensive since many of the people now claiming credit for the ballfields opening on time not only did nothing to help, but in some cases were working against the efforts.
Martha Gallo, an executive for JPMorgan,
